Why Fire door inspections are essential :

Fire doors are one of the most critical safety features in any building.  They are designed to contain fire and smoke, giving occupants time to evacuate and emergency services time to respond.  However, a fire door is only effective if it is properly maintained an compliant with regulations. 

 

Legal Compliance :

Under the Regulatory Reform (Fire Safety) Order 2005, fire doors must be regularly inspected and maintained as part of a fire risk assessment.

Insurance Validity :  

Non-compliance with fire safety regulations may void insurance claims in the event of fire damage.

Building owners, managers, and responsible persons can face legal action if inadequate fire safety measures result in injury or loss of life.

What is involved in a Full Fire Door Inspection?

At Safeguard Fire Door Inspections, our full inspection service provides a thorough, component-level assessment of each fire door to ensure it is compliant, safe and fully operational in the event of a fire. 

​

We inspect each critical part of the fire door assembly and report on deficiencies, non-compliance, and maintenance requirements.

Safeguard Firedoor Inspections

Key Areas of Inspection : 

 

 

1. Door Leaf 

     * Check for warping, cracks, delamination, or surface               damage

     * Confirm correct door rating (FD30, FD60, etc;)

​

2. Door Frame

     * Verify the frame is suitably fire-rated and compatible              with the door leaf

     * Ensure it is securely fixed to the surrounding structure

 

3. Door Gaps and Clearances 

      * Measure gaps around the top, sides (typically 2-                   4mm), and under the door (max 10mm)

      * Ensure alignment is uniform for effective smoke and               fire resistance

​

4. Intumescent and Smoke Seals

       * Check that intumescent strips and cold smoke seals                are present, continuous, and undamaged

       * Inspect for signs of deterioration or missing lengths

​

5. Hinges 

       * Ensure a minimum of 3 fire-rated hinges are securely              fitted

       * Check for loose screws, damaged bearings, or oil                 leakage

​

6. Door Closers

        * Test that closers close the door fully and firmly from               any angle

        * Check for leaking fluid or missing/damaged arms

​

7. Glazing and Vision Panels

        * Confirm that glass is fire-rated and correctly marked

        * Inspect for damaged or missing fire-retardant glazing             beads and intumescent glazing seals

​

8. Locks, Latches, and Other Ironmongery

        * Ensure all hardware is fire-rated and correctly                       installed

        * Check for loose handles, misaligned latches, or                      incompatible locks

​

9. Fire Door Signage

        * Confirm the presence of mandatory signs (eg "Fire                 Door Keep Shut" on both sides of door

        *  Signs must be legible, durable and correctly located

​

10. Threshold and Bottom Seals (if fitted)

        * Check automatic dropdown seals or threshold gaps

        * Ensure no damage that might compromise                           performance 

​

11. Fire Stopping Around the Frame

         * Inspect the interface between door frame and wall

         * Identify poor or missing fire stop materials (eg                      expanding foam instead of mastic or mineral                        wool)  

​

​

Common Defects We find:

1. Missing or damaged Intumescent seals

2. Gaps that exceed legel tolerances

3. Non-fire-related ironmongery (hinges, locks, closers)

4. Doors that fail to self-close

5. Missing or incorrect signage

6. Warped or damaged door leaves

7. Uncertified glass or missing glazing seals

8. Frames with poor fire stopping or inadequate fixing

All inspections are conducted in accordance with relevant British Standards (eg BS8214, BS476, BSEN1634).
